Spring (March–May)
Inspect the roof and cedar shake for winter damage, check grading and downspouts after the thaw, test the sump pump, probe EIFS and window heads for moisture, and clear gutters and verify kickout flashings.
Summer (June–August)
Service the AC and confirm condensate drainage, inspect decks and ledgers, check shoreline retaining walls and drainage after heavy rain, watch for attic condensation, and reseal exterior penetrations.
Fall (September–November)
Service the furnace and heat exchanger, air-seal attic bypasses to prevent ice dams, clean gutters, schedule a sewer scope before leaves and roots clog laterals, and inspect the chimney crown and flashing.
Winter (December–February)
Watch eaves and valleys for ice dams, check for attic frost, monitor basement and walkout areas for snowmelt, confirm CO detectors and furnace operation, and inspect window wells for snow load.
