If you bought a newly built home in Cherrywood, near Ridgedale, or in one of the newer Glen Lake infill projects, your builder almost certainly gave you a one-year warranty on workmanship and materials. That warranty is one of the most valuable things you own as a new-construction buyer, and most people let it expire without ever using it fully. An eleven-month warranty inspection exists for exactly that reason: to find the defects while the builder is still obligated to fix them, on the builder's dime rather than yours.

Why Time It at Eleven Months

The timing is deliberate. A standard builder warranty runs twelve months from closing, so an inspection at month eleven gives you a full cushion to receive the written report, compile your list, and submit a formal warranty claim before the deadline. Schedule it too late and you risk the warranty expiring while you are still negotiating with the builder. Schedule it too early and you miss the defects that only emerge after the home has lived through a full Minnesota cycle.

That seasonal cycle is the whole point. A house built and closed in summer has not yet been through a Minnesota winter. By month eleven it has expanded and contracted through deep cold and humid heat, settled on its foundation, and run its heating and cooling systems hard. Problems that were invisible at closing, such as drywall cracks, sticking doors, grading and drainage issues, ice-dam damage, and HVAC shortfalls, have had time to reveal themselves.

What the Inspection Covers

An eleven-month inspection is a full home inspection, run with the warranty in mind. We examine the roof, attic insulation and ventilation, and look for signs of ice damming common in the first winter. We check the foundation and basement for settlement cracks and water intrusion, evaluate grading and drainage around the new home, and test the furnace, air conditioning, and ventilation through full cycles. Inside, we document drywall cracks, nail pops, misaligned or sticking doors and windows, and trim and finish defects that surface as framing settles.

We also check plumbing for leaks and proper drainage, test electrical outlets, GFCI and AFCI protection, and the panel, and look closely at the items builders and their trades most often miss under deadline pressure. The result is a clear, photo-documented punch list you can hand directly to your builder.

Turning the Report Into Repairs

The value of the inspection is in how you use it. The written report is organized so you can submit it as a warranty claim, with each item described plainly enough that the builder and their trades know what is being asked. Because the request is documented and tied to the warranty period, it carries far more weight than a homeowner's informal list, and you have a record if a dispute arises later.
